Working with Ejar contracts
Ejar is Saudi Arabia's mandatory government registry for rental contracts. Every residential lease must be registered there, and per government directive tenants pay rent through the Ejar platform itself. This is a principle we build on: Moajir does not collect rent — Ejar does.
What Moajir does is manage everything around the contract. Upload an Ejar lease as a PDF and the system extracts the parties, amount, term, and payment schedule automatically, then builds reminders, invoicing, and follow-up around it. Ejar references and contract numbers stay present on every screen.

ZATCA Phase 2 e-invoicing
The Zakat, Tax and Customs Authority (ZATCA) requires VAT-registered businesses to issue electronic invoices, with Phase 2 rolling out in waves by business size through 2026. Phase 2 requires more than a PDF invoice.

VAT: residential, commercial & mixed-use
The Kingdom treats residential and commercial rent differently, and Moajir reflects this automatically:
- Residential: VAT-exempt — with reporting still required where ZATCA mandates it.
- Commercial: subject to the standard 15% rate.
- Mixed-use: classified per unit or contract, with a manual override at invoice creation.
Each owner also inherits its VAT status: an owner not registered for VAT issues exempt invoices regardless of property type, with reporting where the Authority requires it.
Multi-owner & real-estate offices
